Using someone else's Self Directed IRA

I found a deal to purchase 4 properties totaling 24 units. The seller agreed to do seller financing. Currently, I'm seeking friends and family to invest for the down payment and another big deal I have coming up in a few months. The question is: Is it possible for someone to use there self directed IRA to invest in my LLC? If so, what are the steps I need to take? Thanks for the help!
