cross collateral

I have a piece of land appraised one year ago for $55,000.00 we have a consolidation loan against the property in the amount of $25,000.00.  Is there any way I can use some of the equity from this as a downpayment for my primary residence. I have heard of cross collateral loans and I didn't know if this qualified as that.
