I want to attract sellers who are willing to seller finance their free and clear properties to me.
I am wondering how much should I reveal in an ad. should I mention some of the terms I am looking for such as 6% interest rate over 30yr fixe and 10% down payment. Or should I just say that I am a buyer interested in people with houses for sale willling to seller finance to me ? how would a good ad word it best to attract sellers.
thanks

Many sellers with free and clear property will be older, imo and won't be experienced in your seller financing terminology. I suggest your ad come at it from a different way and not tell them to much. You want to create the response.
Also, the house doesn't need to be free and clear to have seller do the financing(wrap, subject to etc.)
I'd just put info in that gets their attention and goes after their area.

Dallas ad " Private party looking only for Dallas property. Able to close quickly. Prefer to discuss terms and options directly with seller. If you have high equity or own your home free and clear please e-mail me so I may explain my offer. In advance,Thank you for your reply.

In Fort Worth-"Private party looking ONLY for Ft. Worth..............

In N. Richland Hills- "Private Party......

I think you get the picture. Rich in TX.
