How to purchase home cash from divorce couple with no money down?

I found a couple divorce and bitter selling a house FSBO. I wanted to do terms with no money down, but they want cash to split amount themselves and say bye to the relationship. How can I go about buying with no money down? I am new to investing. This would be my first try and deal. Any suggestions will help. Thanks.
