Need advice ASAP and Promissory Note

Does anyone have advice on going into my first finance deal??????  I have a property that I plan to finance for 3yrs(hopefully if they accept the offer tomorrow).  The property is 36k...I plan on paying 3 equal amounts of 12k a Yr(not monthly but at the end of each yr). First deposit will be 12k, plus I pay for closing.   What are your thoughts on this deal, and what research should I do if the owner agrees to this deal?  Does anyone have a promissory note that I can use for this transaction?  I could not find any in the files/free forms area.
