Understanding HELOC leverage

I am struggling with understanding how using a HELOC for a down payment on my next property is any different than financing 100%?

I realize how a heloc works and the advantage is using accrued equity instead of cash savings for the down payment.  It's allowing me to purchase my next investment but deals in my area dont really cash flow after 100% financing.

BRRRR could be a strategy to quickly pay off the heloc with new equity but it's not a strategy I can use at this point in my life.
