Financing Rental Properties

I have a portfolio of about 20 individual rental income producing properties (some SFH, townhomes, and a couple condos).....

About half of those, i've used Hardmoney 50% LTV when purchasing, and some of those balloons are coming up in the next couple of years.

There is one local bank that would do a package alone on my portfolio, but they require escrow for full insurance (including wind since I'm in FL) and property taxes. Having wind in policy sometimes triples the annual premiums.

When factoring this,  it's almost cheaper to refinance into another hard money loan. 

Does anyone have an alternative or recommend what the best type of financing would be for this portfolio?
