Getting financing to start the business

Hello all! I am new to this site and just began to think about starting a real estate investing business. I am willing to put in the hard work, network, and work in this business. My largest hurdle is getting funding to start this business. I understand that to begin I will likely be taking out a conventional mortgage, but I also believe I need extra cash for down payments, renovations etc.. I have little saved up for a business right now and I am wondering about other funding options for a start up business (i.e., lines of credit, business loans etc...) What have others done for start up funding when you don't have your own savings? 

I already own a business in another field.
