Rehab loan for > 4 units?

New here. The property is in Northern California - after inspections it was determined that a rehab loan is needed. $600k for property plus $150k estimate for rehab. 203k doesn't apply - what does? Private only? What are competitive loan terms? I want at least 10 year arm, preferably longer. Thank you!
