Low Down SFR Investment property loan

I am curious if anyone knows of a lender who will take a low down payment < or = to10% on SFR investment properties in the SLC or Utah Market. I would like to avoid hard money lenders but not opposed to the idea.

Mountain America Credit Union has a 10% down investment loan.  You have to have pretty good credit (750+ I think) and I believe they'll only do up to three per individual.  The interest rate is slightly higher but not bad at all (I got pre-qualified earlier this year and the rate was 4.75% I believe for a 30 year fixed loan).
