Private Lender holding Second Place to reputable bank

Hello All,

Has anyone dealt with a private or hard lender that will hold second mortgage in conjunction with a reputable bank in first.  I am doing a new construction deal in Washington DC and am looking for these types of lenders to do business with.  I hear they are out there somewhere.
