Owner-occupant financing - Denver CO

I have a friend who has a typical investor financial picture who needs an owner-occupant loan. Here is the story:

  • FICO husband 695 / wife 670
  • purchase price new construction: $469k
  • Property in Denver CO
  • loan amount needed: between $118k and $180, representing 25% to 38% LTV
  • income source: new oil wells that are now beginning to produce income
  • traditional lenders freaking out over dropping price of oil
Their plan is to get into a regular loan until they can re-fi into a more traditional pricing structure. Hopefully 6-12 months.

Can anyone recommend someone who can finance this?
