Down Payment loan

My family of 4 has outgrown our existing home and we are looking to upgrade.  Unfortunately, the funds we have set aside for a down payment is needed to pay off some existing debt as well as cover other costs associated with getting a mortgage and getting our existing home ready to sell.  I'm looking for a loan of about $50,000 to assist with these adittional costs as well as a down payment.  Please help
