Accepting investments to finance deals?

I have recently formed a new company in the past few months and I am trying to determine the best way to get investments financed.

As it stands right now, I have for the most part decided that I wish to accept investments into the business from outside sources.

What would be the best way to allow people to invest in the company? I wish to pay either a set interest rate on a type of renewable 1 year bond (Similar to how some insurance companies accept investment) Or 35% net profit on my individual investments from the investment pool (The business is related to buying and turning foreclosure real estate).
