Stuck before even investing

Good morning,

So i've had my eyes on a house in Baltimore, MD in the Washington Village area and it is a sure deal. Just last weekend the prices went up and well I've been trying to apply for loans. The response I get back is either no experience, since I'm new, or loan is to little, just barely 100K. What other options do I have? I know I can convince someone to use their 401K but how can I go about that? Thank you.

Are you going to rent this out? What banks did you talk to? Try small banks. I have 3 mortgages that are all under $100K each.
