Funding Conundrum

Northern CA.-- Bought land--dropped electric, developed spring, put in septic, created road (not yet rocked), procured older doublewide (not yet on property), got zoning clearance for soft set foundation on mobilehome. Land value1mill (40 acres RRD). In debt 100thou creditcard/private lender (but have 1x inheritance disbursement in 4 months to just cover debt).  Family of 3-- 2 retirees, 1 disabled adult, combined family income of about 40thou annually. I can not find the last 50thou I need to finish the project. I wanted to get a mortgage, but old mobile and currently maxed credit creates a no. In 4 months I will look better but the mobile needs to be moved prior to the rains and the road is vulnerable without rock. Has any other person funded the last of a project in a creative way?
