Looking to refinance my rental/investment properties

Hello BP,

I have the option to buy the house I currently rent. My option expires soon. I need to figure out financing options. Here's my story: I have good credit and no credit card, auto debt. Just mortgages: 1-SFH rental, cashflows $235/mo, upside down in loan, 1 Townhome rental, cashflows $200/mo, upside down in loan, 1-fourplex for sale /renting each unit at $600/mo, will cashflow about $1400/mo, but its hardmoney loan.

What creative financing options are available? Any lenders willing to refi?
