How to Apply Seller Concessions?

The builder wants to retain maximum sales price but together concessions are $27000. I understand all of the reason for them wanting to do that but do not wish to wind up on the wrong end of the stick.

What ways can this money be legally applied on the HUD and not get into kickback problems? Is a permanent rate buydown the best application? You're still stuck mortgaging more money than if they just gave you the money. Paying a point on a larger amount of money. Paying taxes on a larger amount of money. Help
