Equity partner on Rental
Working on single family 4bed/2bath purchase as a rental. Price will be around $140k. I want to bring on a partner to fund the rehab, estimate is $50k. The ARV is $215k based on recent comps, but I want to hold long term as a rental. Cash flow doesn't support taking on a loan for the rehab. I would like to trade equity instead. How would I structure that with a partner? And, is his interest secured by a deed of trust or a contract agreement between us?
