Advise or what others have done to get the next property

Hello all,

I'm trying to come up with the best way to get that next property to rent out. I currently have a few now, but trying to get that next down payment for the next mortgage without using my savings this time, has been on my mind. I have other investments, such IRA, 401k, etc, but really didn't want to touch those as well, unless this is the way. A while ago, I tried taking money out of a property, but banks weren't going for that any longer.

Anyone have ways to get that down payment without using savings.
