hml is cash offer?

If I am using a HML, can I make my offer a cash offer? Or do I still have to check box that says, buyer does need loan to purchase property?

If you offer cash, a marginally smart seller or seller's agent will ask for proof of funds. Then what? You don't have the funds...all you have is a letter from a HML who says they will loan you the money.

You can put a kitten in the oven and call it a biscuit...but it just ain't so.
