From Covington to Denham Springs

Hello BP,
I am new to the website and investing. I have one rental property which I paid cash for and collect good rent on.(1600 we paid 155) Im looking to purchase another house around this price, but this time I will only be putting 20%down. My problem is this; my area is over priced. I can not find any deals in Mandeville La or Covington La to come close to hitting the 1% rule. My investment strategy is buy and hold low maintenance SFH in area's of historical appreciation. Since my area can not meet the criteria I was hoping an investor from Hammond or Denham Springs could shed some light on their area. How is the rental market? Would you consider the area for buy and hold investments? Where are the better area's of the cities. I would appreciate any help.
