Best Practices/Tips for self-directed IRA

Hello BP Members, I am arranging some financing options for a purchase and one of those is a self-directed IRA. Any advice around best ways to use one of these and anything I should avoid would be appreciated.

The home will be a flip, likely 60-90 days.
