Need Hard Money 3rd

Have 2 houses. One we live in is worth 1.85, owe 1.1, another house under rennovation, owe about 1.1 will be worth approx 2 mill when complete. Both houses have a 1st and a Heloc (don't want to touch those loans). Need approx 180K to finish project and pay down credit card debt.
Excellent credit but low ficos due to debt ratios. Need loand funded by 10/26/2007. Have current appraisal on house we live in.
Can anyone out there help! We know the loan will be ugly, but the less ugly the better.
