Just had a lady give me a house shes going to quit claim to me my credit score is bad so im having trouble with conventional loans where do I go to

get the money to purchase and rehab? im buying for 70000 they owe 50000 and house is worth 200000 Their is plenty of equity. How do I gain possession and get cash back at closing?

Sign a contract for a Warranty deed, not a QCD, with clear title. Was the QCD your idea, or hers. People wanting to give a QCD usually know there's a problem somewhere. Wholesale it.
