Hi I'm looking for lenders that will do a bridge loan on 2 properties that I have listed for sale, so that I can purchase the target property, in a 1031 exchange. I would like at least 75% LTV and a 20% down for the purchase of the target property. Do you have any referrals? thanks

I do Bridge loans up to 70% LTV, if you have them rented out, we can go up to 75% LTV but you need a 720+ Fico, and we 80% LTV purchase loans. Send me an email with more details, and I can let you know what we can do.

Thanks,

I would be happy to take a look, we can do a straight bridge. 75%-80% LTV.

Hi Renny,

Are these SFR's?

If so should be a fairly simple process at 75 LTV if your credit score is solid.

Hi @Renny F. I'm assuming that you're looking for a bridge to avoid any PPP here. If so then I could lend with a bridge at 70%, but if you're looking for a DSCR, with a better rate and longer term, then I could get you 75 or 80% depending on the Cash flow and your FICO.

Are you looking for quick cash to move through your 1031 or are you looking to hold these properties long term as rentals?

Hi it would be a DSCR. What’s your email address?
