Equity partners in NC

I have opportunities in NC for houses that are all-in around 75-100k, ARV 125K and rent for around $1200. I'm creating these deals in Trusts and brining on equity partners, has anyone done anything like that before? Curious what your experience was/how you structured it. Thx

 not sure the returns would work for a larger equity partner. Have you looked locally for partners?

I'm  getting started in this journey of equity partners. I do have is the experience and the know how to acquire large amounts of housing in good areas for very good prices. I have some great local relationships and talking with those but also interested in expanding outside my immediate area for partners. 

Because I'm the boots on the ground here locally in VA and NC I believe I can add great value to people that may live somewhere that they cant get access to the type of opportunities I have in their local markets. Example people that live in CA / NY / MA cant but houses for 50-60k two miles from a target like I do. Thanks for the reply!
