Creative ideas with DSCR loan

Creative ideas? We are pre-approved for 400,000. DSCR loan. We were going to use the DSCR loan in OR. We recently had to foreclose on a property in CA. We used our resources on paying off the first on that foreclosure as well as a getting a hard money loan of 275,000. Now we need to get a loan to pay off the 275,000. I can't use the DSCR loan because it is a manufactured home. It is hard to find a non-owner occupied loan for a manufactured home in CA with reasonable interest rate. There is two 20 acre lots. Manufactured home and shop are on one lot, the other 20 acres has nothing on it.
We also have a small home on the market in OR that should net 100,000.

Any creative ideas?
