what is the best way to use my tax refund?

I want to use my tax refund in the best way possible to get started in real estate investing? Should I use it to make a down payment on a SFH rental property? Should I pay off my bills to raise my credit score? Should I hold on to it for inspections, appraisal reports? Any and all suggestions welcomed.
