Buying house sub-to with ex-wife on title
I contacted a seller who has their ex-wife on the title and they can't afford the house. I have heard there is a "quit deed" that could get her off the title. Is that the only thing needed to purchase the house sub-to or is there more to it? The house was bought less than a year ago so almost no equity. Owner just has trouble affording the home now. Thanks in advance

If the ex-wife isn't taken off the title and I take over the payments could/would there be issues in the future purchasing the house subject-to?
