Refinance options on Condo

Good Morning, 

Looking for some advice and options on refinancing on a rental property. Two years ago we transferred form Washington State to Virgina, we bought a condo and put money down. Maybe not the best move but we have a substantial amount of equity right now. The only problem is that we do not cash flow. The interest rate is also low on the condo. What i would like to do is refinance it, and also move it from me and my wife's name to our LLC. Any thoughts or suggestions would be great. One more thing, we do not want to sell this property so it will stay as a rental.
