Subject To Opportunity
I have the opportunity to purchase a condo, with subject to financing in Arkansas. Not how to handle the paperwork and close on the property. Does anybody have any recommendations for a "subject to" friendly closing/title company or attorney here in Arkansas? This would be a great opportunity with alot of equity to tap into if I can get the the deal closed. Need someone who can talk exit strategies too.

Without giving the address, what would make it a "deal"? How much is the property worth? How much is owed? How much cash out does the seller want? What would you do with the property? Do you have enough income to make the payments, every month, on time? What will you do if the "Due on Sale Clause" gets invoked? How much will title and escrow cost you? When would they move out? What if they won't move out? Do they know their loan won't be paid off? Is their mortgage current? Will you use a Quit Claim Deed or a Warranty Deed? How will you handle Insurance? How will you handle taxes? Are there any other liens on the property? Are you sure they are the actual owners? Are there any other co-owners?
