Investment Prop 2nd Lien

I have an investment property in Delaware that I am looking to pull cash out of. Private money is probably my best option but wondering if anyone has other ideas to max out the LTV / CLTV? I don't want to pay off the first with a cash out refi because the terms on it. Property cash flows $150/month and am 6 years into the loan. Recently left W2 job so traditional 2nd is not feasible. Don't have any experience with hard money but my assumption is that they would not be keen to go very high on the CLTV of an investment property when pulling equity out.

Appreciate any thoughts.
