Hi! I am a local Real Estate Investor and agent in San Diego. I have a property with a historic home on it in Hillcrest, CA. The property has been converted to a 4-plex with 2 SFR's in the back and has the potential for 52 units once the home is moved. The back-up plan is to build 12 ADU's in the back of the property and keep the 4-plex rented. Mothly Gross Rents for 16-units in that area is $45,600 and for the 52-units is $148,200.
