Subject to Existing Mortgage Seeking Attorney Referral

Aloha Bigger Pockets Ohana,

May you please help me find an addendum, contract, or Hawaii (Honolulu) attorney experienced with “subject to existing mortgage” transactions? 

Scenario:

Buying cousin’s condo, title held in trust created by deceased aunty, condo left to cousin, $200,000 existing mortgage. Agreed purchase price $390,000. I’d like to take over payments on existing mortgage and cash out the difference between purchase price and mortgage balance.
