Subto Friendly Title Company and/or Specialized Subto Attorney in Santa Monica, CA

Hey Bigger Pockets Family!

I’m a 50 year old man with NO ASSETS. This Friday (September 8th) I hope to change all that by trying to buy my next door neighbors’ Santa Monica , California Townhouse Subto. They bought it 2 years ago and are moving to Denver this month. I asked them if they would sell me the townhouse on terms and they are open to hearing them.

I have been reading Chase’s book but have yet to do a Subto deal. 

My questions:

`1) Does California close Subto deals via Title Company or Specialized Subto Attorney?

2) In either case can anyone PLEASE recommend / refer me to a Subto Friendly Title Company?

3) Can anyone refer me to a Specialized Subto Attorney?

If this deal goes though my wife and two kids will live in the townhouse for a year and then move out and rent it long term.
