I need money for flips and rentals,

I am looking at 2-4 families properties in the Manchester NH area, i am working with a partner on these deals, neither of us qualify for first time home buyer programs, and we have no desire to occupy the properties. Are there any 100% programs for non owner occupied multis in NH.

Also we are considering flipping (rehabbing actually) single family dwellings in the same area. Again we are trying to avoid cash out of pocket when possible, and we have no desire to occupy the property.

In addition to the loans needed to acquire the property what loans are out there to fund the rehab process of the flip?
