Using Negotiated Equity for Down Payment

Hello All,

     I have a property I am working to purchase. Right now it seems the seller will take an offer that is right around 70% of current value. Are there any lenders that will allow me to purchase and use the equity in the deal instead of a cash down payment? Im currently looking into bridge funding or private funding but wanted to come here to see if anyone has done this or has someone in the community they can refer me to.
