Myrtle Beach STR Seeking Low Down Payment 2nd/DSCR/Investment Property

I have a current STR, put everything I had into the property. $11k Profit so far since Mid-May to July. Looking to buy another $225K Condo before January.

Annual Carry Cost is $21K (Mortgage/Taxes/HOA)

Put $18K down 

I will need one more property before I can start buying a property every year. 

Current Equity 45K at 80%LTV 6.5% interest rate

$190K Income per year high 800s Credit

Are there any loan options with low down payments - I could do $10K auto or 401K Loan but seeking other options.
