Lake front properties and idk what to do

So I talked to a property owner today in TN, on Douglas lake, and he has 3 lake front properties all about 1.2 acres each. They’re all next to each other. So about 3.6 acres together and he’s selling all of them for 200k a piece and he offered me 300k for all 3. He says he’s been into real-estate investing for 40 years and owns properties all over the world. He says he’s open to creative financing and working with me so we can both make money. I ran into him because I was cold calling while trying to find deals from wholesale. I’m wondering what the move could be here. These could be great Airbnb properties if some properties were built. Maybe bio dome glamping. I am a broke wholesaler and don’t have money for a 20% down payment. Open to suggestions. I don’t think I would get much from wholesaling these.
