All in One Loan as part of my next BRRRR project

I am a buy hold investor in Augusta, GA and I called a lender from Northpointe bank to see about refinancing my current rental project I just finished to pull out about 49k to fund my next project. He recommended a product called an All in One (AIO) loan as an exit strategy when I'm ready to refinance and repeat on the next project. Has anyone used this as a viable way to scale a BRRRR business and can they give more insight on how this might look down the road. Thanks!
