Asking for Owner Financing

I have found a 3 bedroom 1.5 bath home that has been on the market for over 2 years that I would like to purchase with owner financing. The owner lives in Virginia and the home is located in Georgia. From talking with her sister I have learned she has reduced the price 3 times, and has to do some significant maintenance since she's had it listed on the market. The home still needs several significant updates and she's asking $48,000. What would be the best way to ask for seller financing?
