Switch Flood and Homeowners insurance in a subj-to transaction
Hello,
Longtime lurker, but first post.
I have a deal "sub-to" that I would like to move forward with. The only problem is the current owners did a poor job shopping for insurance and are overpaying, for both flood and homeowners insurance. As it currently stands the deal won't work for me because the PITI is $1650 per month. However, I have found flood and homeowners insurance that would lower the PITI to $1275 per month, which makes the deal doable for me.
This is a VA loan that was refinanced in July 2021, and the flood insurance was just renewed in March 2023. How can I take over the mortgage for this couple, and swatch both types of insurances, without alerting the VA. I know the due on sale clause is unlikely with a VA mortgage, but for my first one I would like to play it smart.
Any advice would be appreciated.
