How to pull equity out of lower value 2 unit

Hello, I have a 2 unit, owned free and clear, fully occupied, market value about $80,000. I would like to pull equity from it, but cannot find a lender, mainly because it's "too small of a loan to bother with". DSCR limits are at the lowest I've found $100k loans. I don't have regular W-2 income, so regular financing isn't an option with standard banks. Any ideas? I'm in Michigan, if that makes a difference.
