Good/bad time to get loan for SFH investments?

Hi,

Recently I am struggling on whether I should get a commercial loan out for some SFH investments. I have a commercial property at 1.6M, and the broker said I could get 1.1M at 6.8% rate.

I am a bit torn as a lot of SFHs are hovering around 7-8% CAP rate (for areas that I am interested, Texas, Florida, etc). This leaves not much profit not counting appreciation into consideration. Any thoughts?
