Building on land with manufactured home

I own a piece of land just under 5 acres that has a manufactured home on it affixed to a permanent foundation. It is titled as real property. I’d like to build another home on the property but am having a difficult time finding a lender that will allow it. Does anyone have experience with this or any recommendations on how to accomplish this? I’ve thought about moving the manufactured home to another piece of property, but once it is moved if I ever go to sell it, the buyers could have a very difficult time finding financing. The county won’t let me subdivide the land either, because it’s not a full 5 acres and I’d have to have a 2.5 acre average with my zoning. Thank you for any advice on the matter!
