Creative VA lender

I'm looking for a lender in Maine who would allow me to purchase a duplex, triplex or four-plex using a VA loan and consider the rental income for the other units to be considered part of my monthly income.

For example: if a lender says I could afford a mortgage payment of $2,000/month, but the mortgage on a   duplex would costs $3,500/mo, which is out of my affordability range, but, the rental income from the other unit is $2,000/mo. So I would only actually be paying $1,500/mo when living in my side of the duplex and renting out the other unit. 
it seems to me that most lenders don’t want to work with these kind of numbers on multi-units, so please let me know if there is anyone who will do this kind of loan.

@Auguste Salom sadly ME is one of the states we are not licensed in, otherwise I would offer to help...

This is an easy fix. VA says that you need 1 year landlord experience in order to use rental income. OR, the use of a property manager. So the workaround is that you would need to sign a contract with a PM during your loan process, and then you can use rental income from the other legal unit(s) for qualifying. And if your lender won't let you do that, find another lender.
