Creative Purchasing on Multiple Homes/One Parcel

Hi All! I am looking to purchase 2 properties owned by same owner. The first is a SFH on one parcel and the other has 2 homes, 2 small cabin duplexes and 2 stand alone cabins on the other parcel. Both are zoned Residential.

Could I get by with purchasing on a residential mortgage or will I be forced to go commercial. Trying to avoid 25-30% down and 15-20yr amort.  My 3% commission on both would cover down payment. Any advice on keeping the 2nd parcel residential mortgage?  Thanks!
