What info to capture in pursuit of seller financed offer

I'm offered seller financed package by a wholesaler. 

Only info presented is that all properties are rented.

I plan to ask for rent rolls, what else do I need to know (watch-out-for's) in this pursuit?

Watch out for these creative finance deals from wholesalers, get all your ducs in a row. Get the owner finance accepted offer, see the terms, get a title search done to make sure there are not any liens, make sure the person proposing owner finance is not wrapping a different loan.
