Financing question for new construction

Just getting into realeaste and looking for an answer. My father's house has been condemned by the city he lives in, he currently lives with us. We are going through the house now and cleaning it out in preparation for the tear down. He owns the lot free and clear and instead of letting the lot sit empty or selling for the value of the lot. Was looking for away to finace a new build on the lot and then sell. Any ideas on what my best option are would be apperacted. If it help I am in Kansas about an hour out of Kansas city Kansas.
